Where to use this flashing

This flashing is engineered specifically for plain tile roofs with tile thickness up to 14mm. It is the correct choice when installing a VELUX MK08 roof window or Sun Tunnel system into a pitched roof with plain tiles. The flashing works in both new build installations and refurbishment projects, and is designed to perform reliably in typical UK roof conditions including exposure to rain, wind and temperature variation.

  • Plain tile roofs only — not suitable for slate, interlocking tiles or other roof coverings
  • Tile thickness must not exceed 14mm
  • Compatible with VELUX MK08 roof windows and Sun Tunnel systems

Installation overview

The flashing package includes BDX and BFX installation products that form part of a complete system for weather-tight integration. The flashing is positioned around the roof window opening to create a seal between the window frame and the roof structure, with tiles cut and fitted around the flashing perimeter. The included installation products support proper sealing and fixing to ensure long-term weather protection.

Key limitations and maintenance

This flashing is designed for plain tiles up to 14mm thickness only. Do not use on slate roofs, interlocking tile systems or thicker plain tiles, as the flashing profile will not integrate correctly and weather-tightness cannot be guaranteed. Once installed, the flashing requires no routine maintenance beyond standard roof inspection to ensure tiles remain secure and the seal remains intact.

  • Not suitable for roof tile types other than plain tiles
  • Do not use if plain tiles exceed 14mm thickness
  • Check periodically that tiles around the flashing remain secure and properly bedded
  • Inspect the seal after severe weather to confirm weather-tightness

On-site tips

Measure your roof window opening and confirm the MK08 size before ordering. Ensure the flashing is delivered to site in good condition and stored flat and dry until installation. Work with the VELUX installation instructions alongside this flashing to understand the complete sequence of fixing, sealing and tiling. If your roof tiles are close to or exceed 14mm thickness, verify compatibility before proceeding.

  • Confirm your window size is MK08 and roof tile thickness is 14mm or less
  • Store the flashing flat and protected from weather until ready to install
  • Have VELUX installation documentation on site during work
  • Plan tile cutting carefully to achieve a neat finish around the flashing perimeter
