VELUX EDP UK04 2000 Pro+ Standard Flashings W/ Installation Products 134x98cm

Suitable applications and roof types

This flashing kit is designed exclusively for single plain tile roofs where individual tiles are laid in a traditional overlapping pattern. It is not suitable for interlocking tiles, slate, or other roof coverings. The kit accommodates tile thicknesses up to a maximum of 14mm; if your roof tiles exceed this thickness, an alternative flashing specification will be required. The aperture size of 1340×980mm is fixed, so confirm this matches your VELUX window or Sun Tunnel dimensions before ordering. The flashing works equally well on new build roofs and existing roofs undergoing refurbishment.

  • Single plain tile roofs only, up to 14mm tile thickness
  • Fixed aperture size 1340×980mm — verify compatibility with your VELUX unit
  • Suitable for new build and refurbishment projects
  • Not suitable for interlocking tiles, slate, or composite roof coverings

Installation overview and key steps

Installation of this flashing kit requires careful preparation of the roof opening and precise positioning to ensure a weather-tight seal. The kit includes BDX and BFX installation products which work together to secure the flashing and create the watertight barrier around your VELUX window or Sun Tunnel. Before beginning, ensure the roof structure is sound, the opening is cut to the correct dimensions, and all necessary roof timbers are in place. The flashing must be positioned so that the upper edge sits beneath the tiles above the window, and the lower edge sits on top of the tiles below, following the natural water run-off path. All components supplied in the kit should be used as specified; do not omit or substitute parts. Consult the detailed installation instructions provided with the kit for step-by-step guidance, measurements, and fastening requirements.

  • Prepare the roof opening to the correct dimensions before flashing installation
  • Use all supplied BDX and BFX components as specified in the kit
  • Position flashing to follow natural water run-off: upper edge under tiles above, lower edge on tiles below
  • Follow detailed installation instructions provided with the kit for fastening and sealing
  • Ensure roof structure and timbers are sound and properly prepared

Limitations and important considerations

This flashing is engineered specifically for single plain tile roofs and will not perform correctly on other roof types. Do not attempt to use this kit on interlocking tiles, slate, metal, or composite roof coverings, as the flashing profile and installation method are not compatible. The maximum tile thickness of 14mm is a critical specification; thicker tiles will prevent proper seating of the flashing and compromise the weather-tight seal. The fixed aperture size means this kit is not adjustable for different window dimensions. Installation must be carried out by a competent person with experience in roof work and VELUX product installation. Improper installation can result in water leaks, structural damage, and voiding of product warranties.

  • Not suitable for interlocking tiles, slate, metal, or composite roof coverings
  • Tile thickness must not exceed 14mm
  • Aperture size is fixed at 1340×980mm and cannot be adjusted
  • Installation by a competent, experienced person is essential
  • Incorrect installation may result in water ingress and warranty issues

On-site handling and maintenance

Store the flashing kit in a dry location on site prior to installation to prevent damage to components and installation products. Handle the flashing carefully to avoid denting or bending, which could compromise the weather-tight seal. Once installed, the flashing requires minimal maintenance; however, inspect the roof annually, particularly after severe weather, to ensure all seals remain intact and no debris has accumulated around the window frame. Clear any moss, lichen, or leaves from the roof surface and flashing edges to maintain proper water drainage. Do not apply additional sealants or coatings to the flashing unless specifically recommended in the installation instructions, as this may interfere with the designed water run-off and ventilation. If any damage to the flashing is observed, contact a qualified roofer for assessment and repair.

  • Store kit in a dry location before installation
  • Handle flashing carefully to avoid denting or damage
  • Inspect annually and after severe weather for seal integrity
  • Keep roof surface and flashing edges clear of debris and vegetation
  • Do not apply unauthorised sealants or coatings
  • Contact a qualified roofer if damage is observed
