How and where to use guide
Deanta Rochester White Primed FD30 Fire Door 686mm x 1981mm x 45mm
Typical applications and regulatory use
FD30 fire doors are required by Building Regulations in England, Scotland, Wales, and Northern Ireland to protect escape routes, separate different occupancy areas, and prevent fire spread between compartments. Common locations include communal hallways in flats, stairwell doors, doors between dwellings and shared spaces, and doors protecting plant rooms or boiler cupboards. The Rochester door's traditional styling makes it particularly suitable for period properties and heritage conversions where modern fire door aesthetics may be inappropriate. Always verify your local Building Control requirements before installation, as regulations vary by building type and use.
- Escape route protection in multi-occupancy buildings
- Compartment separation between dwellings or tenancies
- Stairwell and landing doors in flats and houses in multiple occupation
- Protection of high-risk areas such as boiler rooms or plant cupboards
- Period properties and conservation areas where traditional styling is preferred
Installation and sizing
The door is supplied at 686mm width and 1981mm height. Deanta allows 30mm total reduction from both width and height if required to fit your opening, meaning you can reduce width to a minimum of 656mm and height to 1951mm. Reductions must be made symmetrically and carefully to maintain the door's structural integrity and fire performance. Do not exceed these tolerances. The 45mm thickness is essential for fire resistance and must not be reduced. Installation must be carried out by a competent person in accordance with the manufacturer's instructions and Building Regulations. The door frame must be fire-rated and properly sealed with intumescent strips and smoke seals to maintain the FD30 rating. All gaps around the frame perimeter must be fire-stopped with appropriate materials.
- Minimum width 656mm, minimum height 1951mm after adjustment
- 45mm thickness is non-negotiable for fire performance
- Use fire-rated frames with intumescent strips and smoke seals
- Fire-stop all gaps around the frame with approved materials
- Fit self-closing hinges and fire-rated hardware only
- Ensure door swings freely and closes fully without binding
Finishing and decoration
The door arrives white primed, providing a stable base for your chosen finish. Prime any cut edges immediately after sizing to prevent moisture ingress and maintain fire performance. Apply two coats of quality interior paint, eggshell, or satin finish to match your décor. Avoid heavy stains or varnishes that may obscure the primed surface or compromise fire resistance. Allow adequate drying time between coats. Do not apply wallpaper or heavy surface treatments that could affect the door's thermal and fire performance. Ensure all hardware, including hinges, handles, and closers, are rated for fire doors and installed according to manufacturer specifications.
- Prime all cut edges immediately after sizing
- Apply two coats of quality interior paint or eggshell
- Allow full drying time between coats
- Avoid heavy stains, varnishes, or wallpaper finishes
- Use only fire-rated hardware and fittings
Maintenance and ongoing care
The Rochester door's solid core construction and FSC-certified timber provide durability and stability in normal domestic conditions. Inspect the door regularly for signs of damage, warping, or deterioration, particularly around the edges and panels. Check that self-closing hinges and smoke seals remain effective and that the door closes fully without gaps. Wipe the primed or painted surface with a damp cloth to remove dust and dirt; avoid excessive moisture. Do not sand, plane, or modify the door after installation, as this may compromise its fire rating. The door is covered by Deanta's 10-year manufacturer's warranty against defects in materials and workmanship. Keep records of installation and any maintenance for Building Control inspection and insurance purposes.
