Velux EDP FK08 2000 Pro+ Single Plain Tile Flashing up to 14mm (Incl. BDX & BFX) - 660x1400mm

Suitable applications and roof types

This flashing is engineered specifically for single plain tile roofs where tile thickness does not exceed 14mm. It is compatible with standard Velux roof window and Sun Tunnel systems and works equally well on new build installations and refurbishment projects where existing roof windows require replacement or upgrading. The flashing is not suitable for interlocking tiles, barrel tiles, or other tile profiles, nor for tiles thicker than 14mm.

Installation and on-site preparation

Before installation, measure your roof window opening and verify that your tiles are single plain type and do not exceed 14mm thickness. The flashing kit includes both BDX and BFX components which work together to create the complete seal. Ensure the roof structure is sound and that surrounding tiles are in good condition. Remove any debris or old flashing material from the installation area. The flashing dimensions of 660×1400mm are designed to overlap surrounding tiles adequately; do not trim or modify the flashing dimensions as this will compromise the weather seal.

  • Confirm tile type is single plain and thickness is 14mm or less
  • Clear debris and prepare the installation area
  • Do not modify or trim the flashing kit components
  • Ensure BDX and BFX components are both present before starting work

Weather protection and maintenance

The flashing creates a weather-tight seal that protects the roof structure and interior from water ingress around the window opening. After installation, inspect the seal periodically, particularly after severe weather or high winds. Check that tiles remain properly seated around the flashing perimeter and that no gaps have developed. In areas with heavy moss or lichen growth, gently clean the flashing surface with a soft brush; do not use high-pressure washers as these can force water behind the flashing. The flashing is designed for typical UK roof conditions and requires no special treatment or coating.

Limitations and compatibility

This flashing is designed exclusively for single plain tile roofs and is not compatible with interlocking tiles, barrel tiles, slate, or other roof coverings. It is sized for tiles up to 14mm thick; thicker tiles will not allow proper seating and will compromise the weather seal. The flashing is engineered for Velux roof windows and Sun Tunnels only; do not use with other manufacturers' roof windows. The 660×1400mm dimensions are fixed and cannot be adjusted; ensure your roof window opening falls within the coverage area of this flashing size.
