How and where to use guide

VELUX Pro+ EDW MK12 2000 Tile Flashing with Insulation 78x180cm

Typical applications

This tile flashing is designed for installation around VELUX Pro+ roof windows and Sun Tunnel systems in pitched tile roofs. It is suitable for both new build construction and refurbishment work where existing roof windows are being replaced or new daylight and ventilation solutions are being added. The flashing accommodates standard VELUX window dimensions and integrates with the complete VELUX accessory range.

  • New build pitched tile roof installations
  • Refurbishment and replacement of existing roof windows
  • Retrofit daylight and ventilation projects
  • Compatibility with VELUX Pro+ window ranges

Installation and weather-tightness

The flashing must be installed around the perimeter of the roof window opening to create a weather-tight seal. The 780 × 1800mm dimensions are sized to match the compatible VELUX window frame. Correct positioning and securing of the flashing is essential to prevent water ingress and maintain the integrity of the roof structure. Installation should follow VELUX guidance for the specific window model being fitted.

  • Ensure the flashing is positioned squarely around the window perimeter
  • Secure the flashing firmly to prevent movement during roof work
  • Check that all edges are properly sealed to prevent water penetration
  • Verify compatibility with your specific VELUX window model before installation

Thermal performance and insulation

The integrated 120mm insulation layer supports the thermal efficiency of the installation and helps reduce heat loss through the roof opening. This insulation contributes to maintaining consistent internal temperatures and supports compliance with building regulations for thermal performance in new build and refurbishment projects.

  • 120mm insulation thickness integrated into the flashing design
  • Supports thermal performance requirements for roof openings
  • Helps maintain consistent roof finish appearance
  • Contributes to overall building energy efficiency

On-site handling and maintenance

Handle the flashing carefully during transport and storage to avoid damage to the insulation layer or the weather-tight seal components. Once installed, the flashing requires no routine maintenance beyond standard roof inspection practices. Ensure that guttering and roof drainage systems around the window are kept clear to maintain effective water run-off.

  • Store in a dry location before installation
  • Avoid damage to insulation and seal components during handling
  • Keep roof drainage clear around the flashing perimeter
  • Inspect periodically as part of routine roof maintenance
