Suitable applications and roof types
This flashing kit is specifically designed for plain tile roofs where tile thickness does not exceed 14mm. It provides the correct integration depth and weather protection for standard UK roof pitches and conditions. The kit is suitable for both new build installations where roof windows are being incorporated into the original design, and for refurbishment projects where roof windows are being retrofitted into existing plain tile roofing. The 1140×1180mm dimensions accommodate standard VELUX roof window and Sun Tunnel openings.

Installation and component use
The kit includes BDX and BFX installation products which work together to create a weather-tight seal around the roof window opening. These components must be installed in sequence according to VELUX installation guidance to ensure proper water shedding and structural support. The flashing system integrates with the surrounding plain tiles to maintain visual consistency whilst preventing water ingress at the critical junction between the window frame and the roof surface. Correct installation is essential for long-term weather protection and roof integrity.

Weather protection and maintenance
Once correctly installed, the flashing system provides reliable weather protection in typical UK roof conditions by directing water away from the window frame and back onto the roof surface. Periodically inspect the flashing and surrounding tiles to ensure no debris has accumulated and that the seal remains intact, particularly after severe weather or high winds.

The kit dimensions are fixed at 1140×1180mm and are designed for standard VELUX roof window openings; non-standard opening sizes require different flashing specifications. Always verify roof tile type and thickness before ordering.
